Small Food Plots are the Key

What would you say is the single cost valuable aspect of hunting land? Examples; Soil quality, water sources, timber, etc. I live in the Piedmont of NC where land is very expensive (between $10K - $20k an acre). Opportunities at big farms are hard so what would be the most valuable aspect of a small 10-20 acre tract to make more valuable and hunt “bigger”

Small Food Plots

The ability to create or plant a couple of food plots will make any small property more huntable and should increase its value as a recreational property.

For huntability, I would like a mix of timber and small openings or at the least places where openings can be made. For hunting any small property, you need a reason for the deer to be there.  Food is a very good reason.  Also, having some cover there already gives you the stand site options and the ability to make the habitat even more attractive (thicker and more diverse) much quicker than if it is an open field.

Being close to an area with larger blocks of habitat would be good too so you at least know that there will be some deer in the general neighborhood.  Focus on food and cover in a good area for deer.  You can always make a small pond if you determine later that there are not enough water sources nearby.
